Value Added Services for Sellers
To establish the value of your property, I’ll show you a comprehensive list of homes that have sold in your area. This helps to set the listing price and create a realistic plan to sell it as quickly as possible for the best price possible.
MLS Database Listing
When you are ready to list, I’ll post your listing up on the MLS listings database, which can be searched by other real estate agents as well as the public. I’ll also continuously scan your neighbourhood to advise you on similar, competing listings, local market conditions and sales projections.
I’ll analyze the strength and weaknesses of your home and provides tips on upgrades or repairs that are necessary to increase your home’s value and those that are optional. For the necessary repairs, I have a list of qualified, professional painters, plumbers, carpenters, roofers, electricians, home stagers and small job contractors, as well as other trades and service providers. Whatever needs to be done, you can count on me to find someone to help!
Staging and Presentation
I will also assess the exterior and interior of your home and propose staging strategies to improve its presentation. A professional photographer will be hired to take attractive pictures and/or video of your home, and I’ll design marketing materials and direct your online and social media advertising campaign. My main focus is on making your life easier and schedules appointments around your schedule. I’ll take as much time as needed to educate you on every step in the process of listing and selling.
The Negotiating Process
When an offer comes in, I will review the offer with you in detail. I’m very familiar with real estate contracts so know which conditions to use, when they can safely be added or removed, and how to use the contract to protect your interests and represent you during those tough negotiations. Your best interests are kept front and centre and I’ll keep your focus on the business transaction while smoothing the process if emotions interfere.
