Buying a home is the single biggest purchase you will most likely ever make. It can seem like a stressful process but I will do what it takes to make it as easy as possible for you. We will work together to determine your needs and wants and find a great home that satisfies all your requirements.

The first thing to do, even before you start your search, is to get pre-approved from your financial institution. From there, we’ll know how much home you can afford and can look at homes within your budget. I’ll start sending you listings on a regular basis that fit your criteria and take you on a personal tour of the homes you want to see in person. If we find the one you want to buy, we’ll move on to making an offer!

The most important thing for me is finding you a home YOU want. I will never pressure you to make a decision or submit an offer on something. Getting you the best price – once we find THE house for you – is my first objective. And when it’s time to negotiate, take comfort in the fact that I have been trained as a Master Certified Negotiation Expert. I’ll ensure there are strategic decisions made behind every move we make, negotiating on your behalf to get you the best deal for your new home. Finding the Right Home

I’ll work with you to find the perfect house. We’ll meet to establish your requirements for location, living space, and price. I’ll then search the MLS listings database to identify properties meeting your requirements and within your price range. Not only that, I’ll contact my colleagues and other real estate agents to find off-market opportunities or unlisted properties that fit your criteria. Once I find a few homes that match, I’ll set up your appointment and makes arrangements for viewing.

Tools for a Successful Purchase

To help your success in the buying process, I suggests you find:

  • Professional Financial/Mortgage Advisor – helps with planning and mortgage pre-approval, ensures you don’t take on too much debt – really important to find someone you trust
  • Qualified Home Inspector – don’t cheap out on this advisor. A good one will save you a bundle and protect you from hidden hazards in the structure or mechanical and operating systems
  • Lawyer who specializes in real estate

Objective Guide

I’ll provide an objective opinion that considers all aspects of a property, not just the presentation and will help guide you in the right direction.  When you have found “the one”, I’ll represent you during tough negotiations, keeping your focus on the business transaction while smoothing the process if emotions interfere.

Placing an Offer

When you have decided on the perfect home, I will draft the offer and go over it with you in detail. I’m very familiar with real estate contracts, so I know which conditions to use, when they can safely be added or removed, and how to use the contract to protect your interests. I’ll represent you during tough negotiations, keeping your focus on the business transaction while smoothing the process if emotions interfere. Once an offer is agreed up, I’ll set out a schedule of events we’ll need to follow in order to firm up the deal and officially anoint you as a homeowner.
